Bowman provided planning and consulting services to assist the ownership through a multi-phase redevelopment. Phase I of the project consisted of the addition of a truck loading area to the existing building, requiring engineering and surveying services. A Land Development Unit plan was designed along with layouts for stormwater and sanitary sewers. Survey services included an as-built survey of the existing utilities, a boundary verification, and topographic aerial and field surveys. Due to the redevelopment of the site, a small bioretention facility was also designed to provide an outlet for run-off from the new truck loading area. Phase II and III of the project continued the conversion of the remainder of the existing building into warehouse space, with two new loading docks. Bowman prepared a LDU plan for the building. In addition, all of the site’s parking and entrances were analyzed and 10% of the impervious area was eliminated to meet stormwater management requirements. The elimination of the parking areas and reduction of paved areas, increased the number of grass areas on the site which will ultimately decrease the amount of run-off produced in the future. Bowman also processed plans for the development of 90,000 sq. ft. of retail/office space in an adjacent vacant area of the site which includes a LDU and stormwater, sanitary and utility layouts.
