Bowman provided civil site engineering services and preparation of construction documents in conjunction with the development of a mixed-use retail/entertainment, CTA transit station, office, and retail project at 108 North State Street (Block 37). The project consisted of approximately 400,000 sq. ft. above-grade retail and entertainment uses housed on four levels and approximately 100,000 sq. ft. of Class A office building housing a new 17-story facility for CBS Broadcasting. Above the CBS Building, there is a proposed office tower of up to 350,000 sq. ft. Below grade and accessible from the grade-level retail lobby is a Pedway level consisting of an additional 30,000 sq. ft. of retail space and a future CTA facility that will serve to connect the Blue and Red Lines.
The project included a 50-foot vertical excavation for new CTA station, site paving, grading and drainage, rooftop stormwater detention, street lighting and protection of existing utilities, freight tunnels and roadways to support the 17-story media tower and the 4-story above grade retail mall. The site is bounded on the east and west side by existing subway tubes extending 40 feet below grade. The north and south sides of the site are bounded by numerous utility ducts and banks as well as historic buildings lining the opposing street fronts.
Responsibilities included coordination with the City of Chicago and for protection of utilities and freight and CTA tunnels at the site. Two separate buildings were constructed on the site. The 17-story office building contained only 1 level of basement space. The 4-story (above grade) retail tower had 4 levels of basement space. The two buildings met at the location where the old “Stop & Shop” building once stood with 4 levels of construction debris still in place.
