Calumet project is located with the Town limits of New Market, MD and totals 263.24 acres. A key component to this project is the creation of the Town of New Market By-pass road by extending Mussetter Road by 2.5 miles. The project design incorporates 925 dwelling units comprising of a mixture of single family detached and attached townhouse dwelling project. The layout respects the rural edge of the Town of New Market by taking advantage of the existing environmental features and making them the featured front door of the community.

Multiple planning, zoning and engineering challenges were overcome. By creating an site sensitive design while maximizing the total allowable dwelling units we were able to obtain community buy in with the town residence and adjacent neighbors. The Mussetter Road Extended By-pass traverses through an existing wooded area including wetlands and water bodies. Bowman Consulting Group was able to identify the best alignment with the least impacts to the existing natural features. The project design incorporates Environmental Site Design (ESD) to the maximum extent possible. The proposed ESD techniques include the following:

  • Roadside micro-bioretention facilities
  • Permeable surface in alley ways
  • Bio-swales
  • Micro-bioretention planters
  • Residential dry wells

Detailed plans for the project that have been approved; obtained annexation into the Town of New Market, zoning from agriculture to R-2, complete boundary and topographic survey and title review, water and sewer modeling and report, NRI/FSD, 30% road design of Mussetter Road By-pass road construction plans.
