Cougar Upper Elementary School

Bowman Consulting was selected to provide civil engineering services for this LEED rated School project because of our experience with innovative design practices for Low Impact Development and Rainwater Harvesting systems. The project includes two new buildings constructed adjacent to the existing Cougar Elementary School. The new buildings are targeted to become the first LEED (Leadership in Energy and Environmental Design) Gold rated school project within the Commonwealth of Virginia.

The project design included a concrete cistern and pump system designed to capture all runoff from the new building roofs for all rainfall events up to and including the ten-year rainfall event. The captured rainwater is treated and pumped for use by building mechanical systems, toilet flushes, dish washing and site irrigation. The project design also included extensive demolition of existing facilities and construction of expanded parking and site access facilities, separation of bus and private vehicle traffic to provide safe access, development of a geothermal well and piping system for the new HVAC system, relocation and expansion of existing natural gas service and electrical service to the site, grading, drainage, relocation and extension of sanitary sewer and water distribution systems.

Bowman Consulting provided extensive coordination with an outside agency for project site landscaping, project construction specifications and construction administration services during the construction phase of the project. The project was constructed in phases to allow the work to be done while the existing school remained in use and access to the school was maintained for buses. This project was designed and rushed through the City of Manassas Park review and approval process under an extremely tight project schedule, which also included a Condition Use Permit process, in order to meet the Client’s required deadlines for start of construction.
