The Town Center at Aquia is a mixed use development located in Stafford County, Virginia at the intersection of Garrisonville Road and Route 1 and adjacent to the Aquia Harbor. One of the first projects of its type in Stafford, The Town Center at Aquia will be redeveloped from an older strip retail center into an impressive “lifestyle” center. The Town Center at Aquia consists of multi-family residential, Class-A officeThe Town Center at Aquia represents the complete redevelopment of the former “Aquia Town Center” in Stafford County, Virginia. The engineering, planning and surveying performed by Bowman Consulting will transform a former 180,000 square foot community retail center into a 750,000 square foot neo-traditional mixed-use development comprised of Class-A office space, retail, entertainment destinations, state of the art 16 screen theatre and approximately 300 residential multi-family units. The project is located at the cross roads of Virginia Route 1, Garrisonville Road and directly adjacent to the I-95 Aquia off ramp.

Working along side of the diverse consulting team and as a key member, Bowman Consulting provided engineering, planning and surveying services to the client. The services included the preparation of a “by-right” site plan; followed, by a rezoning effort to allow additional density and residential units. The rezoning effort created what will be the first “constructed” traditional neighborhood development administered under Stafford County’s P-TND ordinance. Upon approval of the rezoning Bowman Consulting prepared an additional site plan to conform to the approved P-TND zone. space, commercial retail and parking garages. As part of the consulting team on the project Bowman Consulting provided planning, engineering, and surveying services for The Town Center at Aquia.

The services provided included the engineering for the redevelopment of the site to the “by-right” plan, consultation with the project team on a rezoning effort to create what may be the first TND project in Stafford County, discussion with adjacent homeowners during the rezoning and surveying services for construction stake out of the first phase of the project. In addition, Bowman Consulting provided the necessary documents and platting to accompany the condominium association.
