South Riding
Loudoun County, Virginia

South Riding is the largest and finest example of
neo-traditional development in the Northern Virginia area. When completed, this large, multi-zoned planned community will contain a mixture of residential units, retail space and several hundred square feet of commercial low-rise buildings.
Bowman Consulting was involved with the project from the rezoning stage to planning and final design. Major infrastructure design, land planning, surveying and civil engineering services were provided for all of the multi-family portions of South Riding. This included three sections totaling approximately 600 units of garden style apartments. In addition, plans were prepared for a number of high-density townhouse developments.
Bowman Consulting was retained to prepare additional preliminary and final land development site plans for approximately 2,000 residential units and the majority of the retail and commercial sites. The Bowman Consulting survey and design teams exercised their thorough knowledge of current local, county, state and federal requirements to prepare the necessary documentation including feasibility studies and flood plain studies with FEMA Map amendments. Design services incorporated a school site design, including athletic fields, as well as a major collector and minor road design; erosion and sediment control design; and stormwater management facility design. Other services include water, sewer and storm drainage utility design, site grading, ALTA and ACSM surveys and construction surveys for both house construction and land development improvements.
